When it comes to budgeting for your spiral staircase, there are a few things that make the biggest impact on your final price tag.

First of all, you’ll need to consider the height and diameter of your system – these sizing components determine the amount of materials and labor required to complete and install your system.

You’ll also need to decide whether your system will turn a full 360º. Some systems only turn 270º, which requires fewer materials and less labor and ultimately brings the price down.

Lastly, your materials and finishes will have the biggest impact on your total system cost, so keep that in mind as you are picking out your wood species for your treads and handrail, or the type of infill you’d like around the circumference of the system. Naturally, exotic wood treads and 2205 stainless steel infill will cost more than a standard white oak tread with 304 stainless steel.

The 3% Rule

How Much Value Your Stairs Add

A general rule of thumb for stair costs is that Viewrail floating stairs tend to account for around 3% of a home’s market value. For example, in a $10 million home, which prioritizes stairs and railing as a central design feature, the stair and railing system may be valued at approximately $300K. For a $1 million home, more like $30K.

This guideline isn’t a hard and fast rule, and every build or remodel is unique. A central staircase that will help define the look of a home may be valued differently than a stair to the basement. Over the years, however, we’ve found it to be a helpful starting point for budgeting, as you can compare the cost to the potential value of what you’re buying.
